What metrics does underwriting calculate?

Cap rate, DSCR, LTV, debt yield, cash-on-cash, levered IRR, and year-by-year debt service through the rate-cap term.

Can I attach documents to diligence items?

Yes. Tasks that expect a file stay open until a document is attached or a waiver with a reason is recorded on the deal.

Where are documents stored?

Files sit on encrypted object storage and stay scoped to your organization. Uploads and downloads are written to the audit log.

How does billing work?

Starter is $49 per month, Professional $199, Enterprise $499. New organizations get fourteen days on Professional limits with no card.

A generic chatbot will invent a cap rate if you let it. REIN's analyst is wired to your organization: live deals, saved models, and the text extracted from files in the data room.

Name a document. If you ask for unit counts or a rent roll total, the answer is assembled from the rows that were actually parsed. If the figure is not in the file, the analyst is told not to invent it. That is the difference between a demo and a book you can take to IC.

Search over uploaded documents is included from Professional. Queries stay on private infrastructure. They are not sent to a third-party chatbot and they are not used to train a public model.

You can still type. The calculator does not wait on the analyst. Extraction proposes purchase price, NOI, vacancy, and loan fields from the files; you accept each one. A bad reading of a header cannot silently change the deal.
